Home Inspections: A Primer

A home purchase is the biggest transaction most could ever encounter. Whether it's a main residence, an additional vacation property or an investment, purchasing real property is an involved transaction that requires multiple people working in concert to pull it all off.

The majority of the participants are very familiar. The most recognizable entity in the exchange is the real estate agent. Next, the mortgage company provides the money needed to finance the deal. And ensuring all areas of the transaction are completed and that the title is clear to pass from the seller to the buyer is the title company.

To determine the true status of the property, it's our responsibility to first conduct a thorough inspection. We must see aspects of the property hands on, such as the number of bedrooms and bathrooms, the location, amenities, etc., to ensure they indeed are there and are in the shape a typical buyer would expect them to be. The inspection often includes a sketch of the house, ensuring the square footage is accurate and conveying the layout of the property. Most importantly, the inspector identifies any obvious features - or defects - that could affect the value of the property and/or lead to unforeseen costs.
